The owner's rights are more restricted than homeowners. For example, a unit owner must abide by the provisions of the Condominium Act (the corporation's declaration, by-laws and rules). Units cannot be used for commercial purposes and no owner may damage or neglect his unit.

Some of the advantages of condo ownership include: it is generally more economical than non-condominium living and it eliminates some of the problems of upkeep and maintenance since maintenance is generally the responsibility of the appointed Property Management Company.
